Doing home upgrades is sometimes a risky move to take. Consulting some professionals can help you on the right track.
Q: I am doing some home improvements right now to raise the marketability of the house I own. I currently have formica in my kitchen and I have $4,000 in my budget to replace formica with granite. Is it worth it to do the replacement or should I just leave the choice to the buyer?

A: I would say that if we are a few years back that would be fine, before that people are happy doing the home improvements themselves. But today’s market is all about making your property appealing than those of your competitors. First impressions do last and that’s what you want to achieve, to leave an impression to your buyers because sometimes it all comes down to the buyer’s impression whether they will choose to buy your property or those of your competitors. It’s all about “marketing” your home and looking at your competition; knowing what your buyers want and you giving what they want.Image via Wikipedia
For example:
If you are living in a subdivision where all homes look the same, they have granite kitchens and marble floors and yours doesn’t, then would simply pass at your property. But if it’s the other way around, your property has granite kitchen and marble floors and others doesn’t, then buyers would swarm into your property and theirs would be swarming with flies.
So don’t hesitate in doing home upgrade is it meant improving the marketability of your property. Studying how upgrades can affect your buyer’s decision on purchasing can help you make a sale a lot faster and at a price you surely would love.
